Sale, new lease, new building or major renovation: the certificate is required and lasts 10 years. See whether it applies and when it expires.
Since 1 January 2016 there is no 50 m² threshold: smaller properties need one too. Warehouses and parking spaces are exempt.
Law 4122/2013 (art. 12) requires a certificate for a sale, a new lease, a new building and a major renovation. Listing a property does not trigger it by itself, though the energy class must be shown.
Validity is 10 years from issue. An expired certificate means a new one before the transaction.
Warehouses and parking spaces are exempt. Listed buildings are the engineer's call, which is why the tool does not answer flatly for them.
A 70 m² flat for sale with a certificate from 12 May 2019: required, expiring on 12 May 2029, so still valid. The same flat with a certificate from 3 February 2015: expired, so a new one is needed.
Yes. The 50 m² threshold stopped applying on 1 January 2016, so smaller units need a certificate as well.
Ten years from issue. After a major renovation a new one is needed.
Warehouses and parking spaces appear among the exemptions. Confirm with the engineer for your case.
