What the law says

Law 4072/2012, Article 200, says that the brokerage fee is freely agreed in writing. There is no statutory minimum or maximum percentage.

Market sources often mention 2% per side on a sale and one month's rent on a rental, while others mention half a month. These are market practices, not law.

The result applies the percentage or number of rent months you agreed, plus 24% VAT where applicable. It does not assume both parties pay.

The 2% and one-month figures are market reference points only. Your written mandate and agreement determine the actual fee.
