The estimate applies progressive rates: 0.80% through €120,000, 0.70% through €380,000, 0.65% through €2,000,000 and lower rates in later bands. It adds the €20 fixed fee, €5 per additional sheet, €4 per copy page and 24% VAT.
Transfer taxes, land-registry fees, certificates, third-party costs and deed-specific exceptions are excluded. This is not a notary quote.
How it is calculated
Joint Ministerial Decision 111376/2012, as amended, sets progressive fee bands for deeds whose subject has a monetary value.
The tool adds the fixed fee, additional sheets, copies and VAT. Other deeds use different fees and need a separate estimate.
The rate applies progressively to each band: 0.80% through €120,000, 0.70% on the next portion through €380,000, 0.65% through €2,000,000 and lower rates for higher amounts.
The base is the value stated in the deed or the higher value set by the competent authority. This is an estimate, not a quote.
