Written demand, application to a certified lawyer and a possession order: see the order of steps from the demand date.
Since May 2026 a certified lawyer can issue a possession order without a court hearing.
A written demand goes to the tenant first. If 15 days pass without compliance, the lawyer can apply for the order.
The order is issued, the tenant has a window to object, and then a bailiff enforces it.
The notice period is reported as three or six months depending on the source, so the page marks it unconfirmed rather than stating it.
Demand on 3 November 2026: application from 18 November, order estimated 1–3 months later, enforcement 2–5 months after the demand.
