Check an indicative rent adjustment against the clause in your lease.
A rent increase is not automatic. The lease needs a relevant clause or a specific legal provision that covers it.
For a 75%-of-CPI clause, the tool uses the published monthly 2026 series. October is the latest available month, based on September CPI.
For commercial leases covered by Presidential Decree 34/1995, the 2026 increase is capped at 3%. The cap does not itself create a right to raise the rent.
Example: monthly rent €800, adjustment month October 2026, residential lease with a 75%-of-CPI clause.
The October 2026 series shows a 5% CPI change and a 3.8% adjustment (75% of it, rounded). Increase: €800 × 3.8% = €30.40. New rent: €830.40.
The same rent in a commercial lease covered by Presidential Decree 34/1995: 3.8% is above the 2026 cap of 3%, so 3% applies, an increase of €24 and a new rent of €824.
With no relevant clause the rent stays at €800 and the increase is zero, whatever the CPI did.
No. A lease clause or a specific legal provision is required.
It applies to leases within Presidential Decree 34/1995. Check the contract and scope.
For a clause tied to 75% of the CPI, the published 2026 monthly series is used, with October the latest month available based on the September CPI. Business leases under Presidential Decree 34/1995 have a 3% cap for 2026.
