Local development fee 2027: what I pay instead of ΤΑΠ

Law 5314/2026 (art. 393) sets the base as square metres × zone price × an age coefficient, with a municipal rate between 0.30 and 0.70‰.

Each municipality picks a rate inside the 0.30–0.70‰ band and can only go above it with a reasoned decision. On the same property the old ΤΑΠ used 0.25–0.35‰, so the comparison shows whether the change costs you more.

A co-owner pays in proportion to their share. The tool takes the age coefficient as an input instead of guessing it: 1.00 means no age adjustment.

How it is collected is unconfirmed. The law describes instalments, press reports a monthly charge with the electricity bill, so the monthly figure is shown as a possibility, not a fact.

An 80 m² flat with a zone price of €1,800/m², full ownership and a 0.50‰ municipal rate: base €144,000, yearly fee €72, or €6 a month. Under the old ΤΑΠ at 0.35‰ the same property paid €50.40.
