How it is calculated

The calculator applies the rental income tax scale, the 5% statutory allowance and the climate crisis resilience fee exactly as recorded in the data files.

The overnight stay fee is paid by the guest, so it is shown separately and is not subtracted from the net result.

Taxable income: gross income minus the 5% statutory allowance for property costs. Actual expenses are not deducted line by line under the rental income regime.

Tax: band by band, using the scale recorded as conservative. The 2026 scale is shown alongside for comparison.

Net result: gross income minus running costs minus income tax. The overnight stay fee is shown separately because the guest pays it.

Yield: the net result divided by the property value, when you provide one.

Frequently asked questions

Is ENFIA deducted from the tax?

No. ENFIA is not among the deductible expenses in Article 39(3). The only allowance for a natural person is 5%. ENFIA counts as a cost when calculating net return.

Why aren't my actual expenses deducted from the tax?

Under the rental income regime they are not deducted line by line; a flat 5% allowance applies instead. Expenses reduce the net cash result, not taxable income.

What about 3 or more properties?

The income is treated as business income and taxed under a different framework. The calculator returns no figure and points you to an accountant.

Which tax scale is used, and why?

The 2025 scale, with a €35,000 limit for the 35% band, because it produces the higher tax of the two published versions. The 2026 scale with the €36,000 limit is shown alongside so the difference is visible.

Are the amounts I type stored?

No. The calculation runs in your browser. There is no data submission, account or database.
