Real estate
A realistic maximum mortgage with two caps, the payment, total interest and a rate stress test.
Bank calculators are sales tools. Here you set the rules and see which constraint binds: income or deposit.
The first cap comes from income: the maximum payment is a share of monthly income minus other payments, discounted over the term at a fixed rate.
The second cap comes from the deposit: if the bank funds up to a share of value, the loan cannot exceed deposit × LTV / (100 − LTV). The answer is the lower of the two.
It shows the payment if the rate rises by two percentage points. If that is unaffordable, the loan is marginal.
From the bank's offer or its published rates. The tool does not guess a market rate.
No. This is a feasibility check. Banks assess history, insurance, fees, age and their own criteria.
The payment uses a fixed rate and equal monthly instalments. The income cap is (income × payment cap) − other payments, discounted over the term. The deposit cap is deposit × LTV / (100 − LTV).
Indicative, not an offer. Banks apply their own criteria, fees, insurance and margins. You supply the rate; it is not the current market rate.
